Plans for Redevelopment of Cohasset Harbor Inn Site
The proposed redevelopment plan for the properties located at 87 & 124 Elm Street in Cohasset will transform a portion of Cohasset Harbor that currently includes a 1970’s style motor inn and an existing multifamily building with unoccupied retail space. “The proposed plan is a result of over 18 months of discussions with town management, elected officials, neighbors and residents in Cohasset. Our team is excited to bring forth a proposal that reimagines the gateway to the harbor, one of Cohasset’s greatest treasures” said Ted Lubitz, a partner with Cohasset Hospitality Partners and life-long Cohasset resident.
The project plans on 29 residential homes located in three distinct buildings designed by world renowned CBT Architects. Also included is a 20,000 square foot waterfront public park designed by landscape architect Klopfer Martin Design Group which will include a harbor walkway, unobstructed harbor view corridor down Elm Street, seasonal outdoor retail kiosks, public seating areas and year round commercial space. Many new publicly accessible improvements are incorporated into the design to increase pedestrian, bicycle and water access and enhance existing connections between the downtown and the harbor.
The redevelopment plan is intended to maintain and enhance the quality of life for Cohasset residents as it takes into account and is respectful of surrounding uses and structures. Lauren Lind, Cohasset Town Planner said, “We are excited to begin the formal review process with Cohasset Hospitality Partners and work towards a successful redevelopment of these iconic properties. The first meeting with the Planning Board is scheduled on June 17, 2020, and we invite all interested parties to participate in this process.”
Cohasset Hospitality Partners is a joint venture formed in 2019 to acquire and revitalize three key properties in Cohasset; The Red Lion Inn, Cohasset Harbor Inn, Atlantica, and Olde Salt House. The joint venture is comprised of longtime Cohasset residents George McGoldrick and Ted Lubitz and brothers Andrew and Alex Marconi of Duxbury.
